Idaho Housing Announces New Program to Boise Home Buyers

We Don’t Need No Stinkin Home Buyer Tax Credit!

When the first time home buyer tax credit expired, many were speculating that home buyers would stop buying or at least slow down considerably.   Not if Idaho Housing Authority has their way.

IHA has just announced yet another first time home buyer program.  Here are a few bullet points.

  • As little as $1,000 borrower investment required

  • Conventional loan with no Mortgage insurance required

  • No sales price limit

  • First time home buyer requirements apply

  • Borrower income limits apply

  • Exclusive to IHFA

  • Up to 100% loan to value for homebuyers with credit scores of 680 or higher

  • Up to 97% loan to value for homebuyers with credit scores of 660 or higher

    Boise Home Buyers Guide to Short Sales

    Real Estate looks a little different today than it did 5 years ago. We’ve seen some good times and we’ve seen some not so good times in real estate but the name of the game is adapting. We can all say we specialize in something but what we need to specialize in is what our clients and prospective clients need. And when I say specialize I mean be proficient, very proficient.

    In the boom years I primarily worked with buyers, that was where the demand was. As we started to see housing bust around the country and then into our Valley in force in ’07 helping folks avoid foreclosure became a real focal point. I recognized the need that was coming and started to gear up for short sales; I went straight to the bank and got their playbook – seriously… Quality of service has always been my focus. While I overhear conversations boasting of gross sales, etc. I make it my goal to have the highest close ratios for my sellers and the best possible service to my clients.

    Given that short sales are still here 3 years after the first big push of the bust and that they are here to stay for a while longer the agent you work with must be proficient in them if you want a legitimate shot at selling so you can avoid foreclosure or if you are buying to take advantage of the correcting values of real estate. Better than proficient, I would want to be working with an broker that had the banks playbook. Let me know how I can help you….

    Boise Home Buyers – “Rapid Re score” Your Credit Report

    Trying in understand the inner workings of a credit report can be a daunting task especially for a first time home buyer.   The scoring system is very complex and often makes no sense.

    When home buyers have their credit report checked for the first time,  there are often mistakes that the consumer is not aware of.   Sometimes there are accounts that are still open and causing problems.  What ever the reason, the home buyer needs to address each account and correct any inaccurate entries.

    Collections on credit reports are a big reason why buyers scores are low.   If a collection has recently been paid, but it still shows owing on the credit report, this would be an example of when the “rapid re score” would come in handy.   If the consumer can prove that the collection has been paid with documentation, then there is a good chance that re scoring the credit report will be successful.

    What is a “rapid re score”?  It is the process of providing correct documentation to the loan officer about the account in dispute.  Then the documentation is submitted directly to the credit bureaus for an immediate re score.  This usually takes about 3-5 working days.

    This process is not always a sure thing, but can often raise the scores enough to qualify a potential Boise home buyer and move them onto the next step of the home buying process.

    Any Realtors who have a home buyer with scores that are a little low, this option could be a “deal maker”.

    Now that you have looked at some city statistics in the Treasure Valley city that you plan to live, the next logical step is to find a home.  There are many ways to go about this process.  

    Most people choose a place that is near their work and their kid’s school.  If you make your choice according to where a particular school is and your work secondary, that is not a bad idea. 

    buyer boiseIf a potiential renter were to take a look at Boise’s regional bus service, Valley Ride, for example, it might be a good option to take the bus to work and live closer to your children’s school.  Just think of the expense a person could save by parking their car.  That difference may allow a family to live in a higher quality rental property or put a little extra in the bank to help get through this nasty recession.  Saving money is always good.
