boise idaho home mortgageWe have heard of all of the havoc that the HVCC system has unleashed.  How many transactions have been canceled due to appraisers from out-of-the-area who don’t know a particular Boise Idaho neighborhood?  I am sure the horror stories are endless.  Realtors don’t know who the appraiser is or how long it will take.  How unnerving is that?

How about some good news for Idaho first time buyers in the Boise/Treasure Valley area who are pursuing Boise home loans.   Most purchase transactions are properties priced between 100 and 200k and those clients are usually Idaho first time home buyers.  Almost all of these buyers apply for FHA home loans.  Boise Loan officers, at Guild Mortgage, have the ability and privilege of ordering their FHA appraisals from appraisers of their choice.  That’s right, Guild Mortgage, does NOT have to “stand in line” and order FHA appraisals from a long list of appraisers covering all of southwest Idaho.  Guild has a very short list of FHA appraisers to choose from.  Idaho first time home buyers who don’t use Guild Mortgage may be doing themselves a disservice.

 If a Realtor is not working with Guild Mortgage, they should be.

All of the other HVCC guidelines apply to the transaction, except who we order  from.  Having this advantage is huge.  Guild has much more control and can have a finished appraisal in our office within a week.  Real estate agents, can your current lender make this claim?

The most recent challenges that home buyers, Realtors and lenders have to deal with are ever changing.  Now more then ever, Realtors need to know the abilities of their lender.  If their current lender is not truly FULL SERVICE, a switch needs to made to Guild Mortgage.
