Moving to Boise Tip #2 Relocation Experts

boise idaho home loans and mortgage boiseAfter looking all over the internet for a great place to move, you chose Boise Idaho to be your home.   The next logical step would contacting a Boise resident who happens to be a relocation specialist.   In my opinion, I would much rather prefer talking with a local resident who really knows the “lay-of-the land”.   Someone knows the Treasure Valley and has their “boots on the ground”.  There is no way an out of town relo company will have the same ability as a “Local Ambassador” would.

When it comes time to pack up and move to Boise, it will be a great feeling to know you will have a team of professionals waiting upon your arrival.  Please take a look at the list of relocation specialist and give them a call.

Short Sale Experts in the Boise Area

boise home buyer mortgage loanOne of the downsides to this real estate market are the number of short sales on the available to the home buying public and in need of due diligence .   I have heard from many sources how long and painful these short sale transactions are.

Boise Idaho home buyers need to be well aware of how long the process REALLY takes.  That is why it is so critical for a home buyer to be working with a true short sale specialist.  I have a list of Realtors in the Boise/Treasure Valley area.  They have been referred by other industry professionals and a home buyer would be well served by giving them a call.

Boise Renters Tip #3 Storage and Garage Sale

boise renterWhat to do with all of this “stuff”?  Boise renters have taken the time to find a great place to live and are now faced with where to put it all.   Especially if someone is down sizing.

One of the first things a person can do is call the local Boise Rescue Mission and donate.  They will take your items and put them on Ebay .   What a great way to give to the Boise community.

Another way to leverage your personal treasures, is to have a yard sale.  Announce your yard sale on Craig’s List, or a this yard sale site  .  Many of us have more stuff then we know what to do with.  Sometimes when we rid our closets and attics, it can be a very positive experience and not to mention, make a few bucks.

Once all of that is done, there is still a need to store the things you are NOT going to part with.

And if a Boise renters need a hand to move it all there, please check out these moving companies.

Boise First Time Home Buyers Leverage Tax Credit

first time buyer boiseOnce again, it is time to remind all Idaho first time home buyers that have NOT taken advantage of this free money gift, that the time is running out.  Even though there is much talk about extending the tax credit, don’t count on it.  The loan has to be CLOSED by November 30th in order to qualify.

One way to leverage the $8,000 tax credit, is to increase the down payment.  If a Idaho first time home buyer were to buy a $100,000 home, for example, they could put down the whole $8,000 instead of the traditional 3.5% ($3,500).   That would reduce the loan amount on the first mortgage and lower their mortgage payment approximately $30.00.  Remember every little bit helps!

A second way to capitalize on this great offer, would be to pay off some consumer debt.  Back to the 100k example, a first time buyer could put down the regular 3.5% ($3,500) and use the remaining $4,500 to pay off a car loan.  Imagine that, no car payment.   How empowering.  Now the new home owner can take it to the next level by leveraging  the monthly car payment and applying it to other debt.  That extra monthly savings can also be applied towards the new mortgage.  If a home owner were to make one extra payment a year, a 30 year fixed would be reduced to a 22 year loan.  That difference could save a home owner 30-40 thousand in finance charges.  Saving money and leveraging limited income is the key to financial success.

And yet another way to leverage the $8,000 tax credit is to contact  a local H & R Block tax professional and have 2008 tax returns amended.  That would put the cash in a new home owner’s hand in a few weeks, instead of waiting until next spring.

Always consult a tax professional regarding the $8,000 tax credit! Everyone’s tax situation is different.

When is comes to financial responsibility, home buyers  need to take control.  Set up a Personal Budget and don’t live beyond your means.
