Boise asks: What is a “Idaho First Time Home Buyer”

boise home buyer mortgageA Boise Idaho first time home buyer is someone who has not owned a home for the last 3 years.  Providing your last 3 years of Federal Tax Returns is required by Idaho Housing.

The advantages of being a Idaho first time home buyer qualifies you for zero down Idaho Housing programs.

A Idaho First time home  buyer zero down Boise home loan is usually made up a FHA home loan for 96.5% of the homes value and the remaining 3.5%, can be in the form of a small second mortgage  equaling 100% financing (zero down).  There are 2 types of second mortgages offered through Idaho Housing.  These programs will be explained in much more detail.

Idaho Housing and Tax Credit are a Boise Home Buyer’s Best Friend

Boise home loan1The best Idaho first time home buyer program in Boise Idaho, currently, is a Idaho Housing Authority  in combination with the $8,000 Tax Credit .

This program allows a Boise Idaho First Time Home Buyer to be advanced the 3.5% down payment.  The closing cost and prepaid items can be paid for with gift funds from Mom and Dad or the seller can contribute  to 6% of the purchase price.

Guild Mortgage of Eagle is an authorized lender for Idaho Housing Authority.  We underwrite  and fund all IHA loans “in-house”,  in our office near Chinden and Cloverdale on Explorer.   If a Boise home loan buyer’s loan goes through a broker,  the IHA approval process is taking approximatly 3 to 4 weeks.  Guild’s approval process is within a 24 hour period.

A Boise Idaho first time home buyer needs to do their home work and make sure they qualify for these programs before jumping into the purchase market.  Take Control-Boise Idaho First Time Home Buyer !

Boise Idaho First Time Home Buyers DEMAND Local Underwriting

boise home loanMost Boise Idaho first time home buyers focus only on “what is the rate”?  When the most important question is “WHERE ARE MY BOISE HOME LOANS BEING PROCESSED?”   The interest rate is very important, but where the mortgage loans are underwritten and funded is primary.

IF YOUR IDAHO FIRST  TIME HOME BUYERS  LOANS CAN’T BE CLOSED ON TIME OR CLOSED AT ALL, THE RATE MEANS NOTHING!

Guild Mortgage is located near the intersection of Chinden and Cloverdale here in Boise.  All Idaho first time home buyer loans are processed, underwritten, and funded all in our Boise Idaho location.  If necessary, a first time home buyer can contact our underwriter and even meet face-to-face.

This is a HUGE ADVANTAGE for Idaho first time home buyers.  You will know exactly where your Boise loan is in the process at all times…never leaving you in the dark.

The “In House Process”  is the key to ensuring a Boise Idaho First Time Home Buyer’s file will be closing on time every time.

Many other mortgage Boise lenders have their files underwritten in a centralized processing center (some large city out of Idaho). Out-of-state processing will take weeks instead of days.   An Idaho First time home buyer looses all control.

Guild Mortgage offers all types of Idaho First Time buyer home loans. There are basically 2 types of Boise home loans available to the consumer: Government and conventional. Most of the time a Idaho First Time Home Buyer will have a FHA (Federal Housing Administration) loan.  FHA mortage loan allows buyers to put down the minimum amount, 3.5%, which can be “Gifted” by a family member.  All of the mortgage Boise loan closing costs can be paid by the seller (6% of the purchase price).

The required 3.5% can also be financed with a small second mortgage loan (the 1st mortgage is the FHA loan) through Idaho Housing Authority.

BOISE IDAHO FIRST TIME HOME BUYERS-TAKE CONTROL OF YOUR BOISE HOME LOAN PROCESS!

‘My First Boise Home’ is a Resource of Idaho First Time Buyers

boise home loans 6The goal of, My First Boise Home,  to provide fast and accurate information to Boise & Treasure Valley First Time Home Buyers, and offering guidance when necessary when pursuing hom loans.

I strongly encourage first time buyers to take control of their purchase process and take responsibility for the documents they are signing.

If there is ever a document or part of the process that a Idaho first time home buyer doesn’t understand,  demand that your Boise loan officer explain it again and again, if necessary.

Before a Idaho first time home buyer becomes a proud home owner, it is important to be very comfortable with the home loan mortgage Boise process and understand all aspects.

Sadly, too many well qualified Idaho first time home buyers have had to endure a long painful experience when it doesn’t have to be. It all comes down to communication and the setting of expectations in the very beginning.

My job as a Boise loan officer, is to provide future home owners with all of the necessary information and tools to ensure the home buying experience is a pleasant one.

All of my posts are designed for Idaho first time home buyers to easily access  and obtain an accurate break down the entire Boise home loan process and fully explain the Good Faith Estimate, calculating your first mortgage payment, and $8,000 tax credit, in addition to zero down programs

There more future home owners, in Boise, are educated about the process and what it entails, the more power first time home buyers will have and better decisions will be made.

I will also be talking about defining a “First Time Home Buyer” and the qualifying process.   Future home buyers also need to have a good understanding of how credit scores impact a home purchase and how a consumer can fix many incorrect credit entries.

First Time Home Buyers “Bill of Rights” outlines the demands that need to be met on every purchase transaction from any mortgage company or loan consultant.  BOISE  IDAHO FIRST TIME HOME BUYERS TAKE CONTROL!

Boise First Time Home Buyers and Good Faith Estimates

home loans boise Now is the time for Boise Idaho first time home buyers to take control of their home buying process and Good Faith Estimate when applying for Boise home loans.

It  starts by completely understanding the Good Faith Estimate. It is your Boise loan consultant’s job to fully explain this document. This document needs to be in the first time home buyers hands before anything else is done.

Unfortunately, with many purchase transactions, Idaho first time home buyers don’t see any GFE until the end at the final signing.  That is WRONG!   Remember, you are making the biggest financial decision of your life.   And agreeing to pay it back for the next 30 years.

This is important enough to say twice.  Mortgage lenders are required to provide Idaho first  ime home buyers with a GFE at the very beginning of the Boise home loan purchase.  If for some reason a lender does NOT provide a GFE upfront, I would recommend not using that lender.

Once you have your GFE, make sure you hang on to it and bring it into the final closing and compare it to the final GFE.  HOLD YOUR LENDER ACCOUNTABLE.  Its’ your money.

All Boise home loans have associated costs and prepaid items that are fully disclosed in a Good Faith Estimate also known as a GFE.

Good Faith Estimates are regulated by the Federal Government and all GFE’s have line numbers  in 6 different series (categories).  It is probably a good idea to have FHA sample GFE to look at before you go any further.

800 series which is all of the lender fees which include points, appraisal, credit report, tax service, flood certification, processing, funding fee.  A lender CANNOT put their fess anywhere else on the GFE but in the designated 800 series.

The only fess that will vary from lender to lender is the 800 series fees.  The rest of the fees will be the same.

900 series is for fees paid in advance such as a current tax bill due or home owners insurance premium

1000 series is for tax, interest, and mortgage insurance reserves for starting your escrow account.

1100 series is for title and escrow company fees.

1200 series will be for government recording and transfer fees.

and the last is the 1300 series which is for pest inspections fees.

It is much easier for first time buyers to understand GFE’s if everything is broken down into categories.

Please email me a tentative purchase price scenario and I will be glad to provide a GFE at anytime and go over it face to face at your convenience, here in Boise.

Here is a Sample GFE  based on a $100,000 loan amount based on a 30 year fixed at 6%.

 Thank you
